TGRWA provided structural engineering services for the $75M conversion of and vertical addition to the existing historic 1909 building into a boutique hotel (formerly Hotel Julian) on Michigan Ave. The 100,000 sq. ft., 18-story, 218 guestroom hotel was created with 5 stories rising from the top of the existing 13-story building. The office building had been vacant for many years before, including a stalled prior renovation. A new steel framed structure was added onto the existing clay tile and steel framed structure. Renovations included strengthening the lateral system, various structural modifications, and structural repairs throughout for deteriorated framing and slabs
